General Overview
The Debt Specialist is responsible for sourcing, negotiating, and managing debt financing for the companys real estate portfolio. This role involves cultivating relationships with lenders, identifying new financing opportunities, and ensuring optimal loan terms to support investment objectives. The Debt Specialist will oversee all aspects of loan management, from initial sourcing and underwriting support to closing and ongoing compliance, while maintaining a robust database of lender relationships and transaction details.

Essential Functions:
Research and identify potential new debt sources for real estate investments, including banks, credit unions, and non-traditional lenders.
Conduct cold outreach to prospective lenders to present opportunities and establish financing relationships.
Monitor and evaluate the performance, maturity, and terms of existing loans to identify refinancing opportunities based on rate environment, property performance, and strategic goals.
Initiate and manage conversations with current and prospective lenders to negotiate favorable loan terms and structures, including pulling historical financial data from accounting software plus creation of basic property proformas using internal templates
Maintain a comprehensive and organized database of lender contacts, loan terms, and active conversations to support deal tracking and relationship management.
Manage the closing process for all real estate transactions, coordinating with legal, title companies, and lenders to ensure timely and accurate closings.
Review closing documents to ensure compliance with agreed terms and company standards.
Coordinate and manage appraisals for new loans and refinances, including preparing and providing historical performance data and financial projections.
Provide lenders with all required financial statements and supporting documents for existing loans in a timely and accurate manner to support their annual review processes
Requirements 
Experience in Commercial or Multifamily Real Estate Finance 5+ years in lending, debt brokerage, or real estate capital markets with a solid understanding of loan structures, underwriting, and closing processes.
Proven Business Development Skills demonstrated ability to research, cold call, and build relationships with new financing partners.
Analytical and Financial Acumen proficiency in creating simple proformas, as well as analyzing loan terms, interest rate environments, and property performance to identify new debt and refinancing opportunities.
Transaction Management Expertise track record of successfully managing multiple loan closings simultaneously, including coordination with legal, title, and appraisal teams.
Organizational and CRM Skills ability to maintain accurate, detailed lender contact databases and track active deals through each stage.
Excellent Communication Skills professional, persuasive verbal and written communication for interacting with lenders, internal teams, and external partners.
