General Overview
The Associate Dispatcher works in the Property Operations department to oversee ticket completion as it relates to repairs and maintenance. The Associate Dispatcher is responsible for determining priorities, generating routes, and responding to requests in real time. In addition to providing oversight, the Associate Dispatcher acts as a shift supervisor to all Prop Ops employees within the markets being serviced.
Essential Functions
Train and onboard internals teams and vendors to the task management system.
Oversee all maintenance/housekeeping tasks being actively dispatched. This includes but is not limited to ticket assignment, follow up and rerouting as appropriate.
Strengthen third-party vendor relationships via centralized communications.
Coordinate directly with third-party vendors to request quotes, schedule onsite meetings, and to follow up on existing requests.
Review completed tickets for verification. Give feedback on task completion to internal teams and vendors.
Analyze weekly tasks and inspect data for trends by market.
Track recurring issues by property for proactive intervention.
Participate in escalation meetings for real-time updates.
Support financial reconciliation by matching tasks to vendor billing. Complete and submit business expenses and billable hours in accordance with company policy.
Assist with other tasks and projects, as assigned.
